If you’re thinking about a new roof, or wondering whether it’s the right time to get yours replaced, you’re definitely not alone. Here are a few roofing FAQs (and most important) when it comes to roofing and its value for your home!

Is it time to replace your roof?

Knowing when it’s time to replace your roofing is important. Do it too early, and you won’t get as much value from your old roof. Do it too late, and you risk leaks and other damage. If you’re told that you need a roof replacement, it doesn’t hurt to get a second opinion. Also look for damaged or missing shingles, or other signs that your roof is aging.

Will a new roof make the bills lower?

A new roof can help you keep your bills lower, because it seals up better and will provide you with more insulation for your home. Heat and cooling won’t escape as easily, and the interior of your home will be better protected from the elements, too.

Should you replace everything, or just the shingles?

If the underlying structure is good you may be able to just replace the shingles. Most of the time, though, you’ll also want to have the tar paper underneath the shingles replaced, just to be sure you’re getting the best value for your new roof. The decking would only need to be replaced if it’s damaged or no longer solid.

Is a new roof a good investment?

A new roof can be an excellent investment. It’s a way to lower your energy bills and help protect your home. It can also raise the value of your home, so you’ll have more equity if you decide to refinance, sell, or borrow against your house in the future. Plus it adds to your peace of mind.

Can you replace a roof in the winter?

Generally, it’s better to replace a roof in the warmer months. In the winter the shingles aren’t as flexible, and it can be harder to work with them. With an experienced roofer, though, a winter roof replacement is definitely possible. Another perk about replacing your roof in the winter is that you might be able to get a lower price since contractors are more willing to negotiate.
